How OCF Private Lending Works... OCF has two different programs: A) Our Private Lending Program and,
B) Our Investment Fund Program designed with the smaller investor in
mind. In our Private Lending Program
Investors are offered the opportunity to invest in their choice of a professionally managed
portfolio of specific properties as first or second lien
holders, depending on their level of investment or, in our
Investment Fund which is offered to smaller
investors as a lucrative investment vehicle. Our investments are
safe and secured by pre-sold residential and commercial real estate
properties. For smaller investors the risks and rewards are spread
among all loans in the Fund and shared on a pro-rata* basis at a
fixed rate of return. Please refer to our PPM
OCF's goal is to provide our investors with secure, high-yield
investments that generate a predictable monthly income and
diversification within their investment portfolios. The loans we
provide to our borrowers are solely fixed rate loans with very low
loan to value (LTV)** ratios. Our investment properties are located
throughout the US.
Our business model is straightforward and is illustrated below:

Step 1. You place your
investment dollars with OCF.

Step 2. OCF, itself included,
borrows and also lends money to
borrowers for secured mortgage loans.

Step 3. The borrowers pay their
monthly payment to OCF.

Step 4. OCF generates
and pays monthly dividends to the investors.
Income is derived from the
interest-bearing loans created by investor capital and is paid as
elected or reinvested into their accounts, compounding their return
on investment.

Put Your Funds to Work Now!
The
Minimum Loan Investment in our Program is $5,000. The maximum is
determined by a subject property’s purchase price. You may invest
in as many properties as we issue offerings on. Your loan return
can be 10%, 15% or up to 20% per year which is much more than the Highest Yield Rate paid on Certificates of
Deposit by the Banking Industry for the comparable terms; 6 months,
2 or 5 years as published daily at
Bank
Rate’s
CD & IRA Rates. In our Private Money Investment Program there are NO commissions or
“sales load” taken out of your loan dollars. Additionally, should
you need to liquidate we DO NOT charge an “early withdrawal fee”, as
do many banks. However, we ask that you do advise us forty-five days
in advance, in writing, if circumstances require you to liquidate
your loan.
Your loan is secured 3 different ways: A. By OCF's
Secured Promissory Note, B. By a first lien on the subject property,
commercial or residential, if only your loan was sufficient for its
acquisition or by a second junior mortgage if your loan was complementary,
and 3. By the Hazard Insurance Policy which names you as
beneficiary and mortgagee. Properties are purchased throughout the US.
Typically your loan on any property will not exceed 75% loan to
value, and in most cases, it is less.
